Terms of service

1. What Avalisa Estate is

An online platform operated by Genie Benny Co., Ltd. (Samut Prakan, Thailand) that shows property in Thailand from banks (NPA/NPL), court auctions, owners and agents, compares prices with public reference prices, and passes enquiries on. We are not a party to any sale or rental and we are not a licensed appraiser.

2. Listing information

Listings come from public sources and from the people who post them, and can be incomplete or out of date. Always check the title deed, price, condition and legal status at the Land Office or the source before you pay anything. Deal checks and AI summaries are automated estimates, not valuations or advice.

3. Accounts

Keep your sign-in safe; you are responsible for what happens in your account. We may suspend accounts that break these terms.

4. Listing your property

You must own the property or be authorised to market it, and the information must be true. We review listings before they go live and may edit, decline or remove a listing, for example if it is a duplicate, misleading or sold.

5. Comments and content

Follow the comment rules: be polite, no contact details, links or ads, and no personal information about others. You let us display what you post on the site and may ask us to remove it. We may remove any content that breaks these rules.

6. Paid promotions and refunds

Featured (7 days ฿299, 30 days ฿990) pins a listing in the Featured row and at the top of search. Side ad (7 days ฿590, 30 days ฿1,990) shows the listing in the ad space beside the map. Prices are in Thai baht and shown again at checkout.

A placement starts when payment is confirmed and runs for the period bought. Placements are labelled as sponsored or ads. We do not guarantee views, enquiries or a sale.

Refunds: if we cannot deliver a placement (for example, your listing is declined before it starts), we refund it in full. Once a placement has started it is not refundable, except where the law requires. Placements removed because a listing broke these terms are not refunded. Ask at avalisa.estate@gmail.com.

Payments are processed by Stripe (PromptPay and cards) and PayPal, which email your receipt.

7. Fair use

No fake listings, fraud, harassment, malware, attempts to reach other people's data, or traffic that overloads the service. AI assistants are welcome to use our public feeds, MCP server and API within fair use.

8. Liability and law

The service is provided as is. To the extent Thai law allows, we are not liable for losses from relying on listing information or from deals between users and sellers, and our total liability is limited to what you paid us in the previous 12 months. Links to other sites and ads (such as Benline Transport) are those businesses' responsibility.

These terms are governed by the laws of Thailand. We may update them and will post the new version here with a new date.
